After a lengthy series of planning negotiations, the regeneration of a redundant manufacturing facility into a mixed use residential-led development was concluded.
The site was always known to suffer from environmental, flooding, highways and planning-policy constraints which needed surmounting, but during the process came changes in national and local planning policy as well as Environment Agency flood protection requirements, all of which required very careful attention.
A tenacious approach was adopted in which various planning applications were tactically submitted, with consent being granted for 253 high quality homes, commercial office space, light-industrial units as well as seven acres of ecology led public open space and flood mitigation measures along the bank of the River Irwell.
