Working closely with an Irish bank to manage, refurbish and enhance a part let industrial estate in Sheffield, an asset review was carried out to confirm a strategy for optimising the vacant space and identification of potentially higher value uses. A rebranding exercise positioned the site as a destination of choice for target tenants and a phased refurbishment programme provided functional units at competitive rents.
Within a short period of time, rent collections were significantly increased, existing tenants were retained on new leases, and voids dramatically reduced during the period of management. The enhanced investment was later sold.
